I received a car from the widow of a customer in exchange for money owed for work done on the customers fabrication machinery of which I was owed 10 times of what the car was worth. The title was missing and the car had multiple problems of which I have spent time and money to repair myself...now the widow's son from out of state says that they found the title and want money or they will report the car as stolen. There was no written bill of sale and the title hadn't even been transferred from the original owner. He lost the title when he bought the car and never transferred it. I live in Oklahoma. I last worked on the equipment within the 4 month period in which i can still file a mechanics lien but the equipment has possibly already been sold to a local shop. another thing, he owned the house she lives in and took a loan out against it for his business. He was not incorporated. I now wish to file liens on the machinery in which the work was performed if at all possible.....Read More

I have a customer that I have filed several liens on in the past. They have bonded around every single one of them so I sent a demand letter to the bonding company about 2 weeks ago. I have not contacted them yet. We have multiple apartment complexes that we provided plumbing work for on many different occasions. This ranges from a $150 drain cleaning service to plumbing repairs for a few thousand dollars. They are on Net-30 terms. We are now 90 days out on some of these invoices so we are filing an intent to lien and combing all of the past due amounts into one lien notice since if we did it per job it would be 30-40 lien notices. Is this the proper way to handle it? So if we did 20 different services over a month timeframe and the total amount is $12,564, we are sending one notice of intent to lien with this total amount listed. Thanks for your help!...Read More

I'm a subcontractor that was working on a job in Oklahoma. We left the job because we had multiple invoices that had not been paid. The Subcontractor that we were under said they had placed a claim on the bond of the contractor. This was back in March and our deadline to place a lien on the property is now 2 week expired. I am a landscape contractor. I did a job without a contract, just verbal agreement. The agreement was to do the job for $8500 and lighting for $1000. I know I told him it would be hard to have much lighting for $1000. I did tell him I do not bid jobs of the unknown problems. I am sure he heard what he wanted to hear. But that I thought I could do it for $8500. At the first day or two of the job, we encountered difficulties that I knew would make it hard to get thing done within $8500. I did not mention anything at that time about how many hours we worked. We continued on the job. And the cost was about $5330. But the labor ran us over 162 hours and that tallies more than $8500. Then the lighting materials were about $1000. But the installation cost more. Near the end the client ask for some trees. I take his wife to my wholesale nursery and we buy $1735 worth of trees. I never talked about landscape stock until this late in the job . We have to move these trees with a bob cat and tree carts . We even transplant a tree . And need soil, compost , fertilizer and mulch. He sent a certified check for $8500 and another $1735 stating trees and landscape paid in full. However , the materials alone cost me more. I've filed a lien on a residential(non-owner occupied) property in Tulsa County, OK. What is the next step, if the debt remains unpaid? The debt owed is $2350.00 and the property owner is trying to get the Tulsa Housing Authority(section8/HUD) to approve the home as subsidized housing, for his ex-wife, who he purchased the home for in 2013. We had a new roof put on house Nov 10,2021. I requested an itamized receipt multiple times. I made a payment of more than 50% of cost in late December but still had not received an itemized receipt/bill. Fast forward to march 23 the contractor finally sent me the correct itemized bill bill which I have agreed to pay. My husband has filed a mechanic's lien on a property both while the owner was alive and then updated it after his recent death. The Exector has now informed us he is going to let the property go into foreclosure. I have a realtor who hired me to do work on one of their own properties that they are flipping (selling). They are refusing to pay me. They already have a purchase agreement on the property with a buyer. I have asked for payment multiple times through text and they don’t think they owe me. I have sent multiple copies of the invoice as well as copies of their canceled checks showing that they have not paid me in full. I informed him that I would be filling a lien and he said best of luck, the property is already sold. I know for fact that it has not closed yet. I have a mechanics lien filled out.
