Will I be able to file a lean on multiple properties for lack of payment

OhioRecovery OptionsRight to Lien

I am a building consultant and I have for the past couple months been doing work for a member of a public adjusting firm that is neglecting to pay me for my work. I have done inspections of the property and created a damage estimate for repairs on multiple residences. I am currently based out of indiana and I was wonder if I could have leans put on the homes that I have been working for..

In order for mechanics lien rights to arise, the lien claimant must have provided some authorized, permanent improvement to the project property. So, work that doesn't actually alter the property in some way will generally not give rise to mechanics lien rights. While adjustment or estimation is important work that should absolutely be paid, that kind of work won't give rise to mechanics lien rights. With that being said, keep in mind that other recovery tools - like invoice reminders or even payment demand letters - could help to recover payment. And, legal claims could be on the table, too.
