This is the first time we filed a lien and I was wondering how we can enforce it. Do mechanics liens expire? Thank you!

Yes, there is a deadline to file to enforce the mechanic's lien. Generally, per Virginia's Mechanic's Lien Law, any suit to enforce must be filed within 6 months from recording the lien. If the project is still ongoing, that time frame will continue until 60 days from the completion or termination of the project.

Thank you! The amount is fairly small, so a law suit may not be ideal. If we do not enforce the lien, and the house will be placed for sale a couple of years from now, will the lien stand?
