California requirements on Notarized Lien release.

CaliforniaLien Waivers

In the state of California does the contractor or subcontractor need to have their Conditional & Unconditional lien release need to be notarized when submitting pay apps. Or is it just good practice?

California is just one of 12 states that provide statutory lien waiver & release forms. Of those 12 states, only 3 require that they be notarized; Texas, Wyoming, and Mississippi. California does not require lien waivers to be notarized. The state of California is particularly strict when it comes to waivers, altering it in any fashion (including adding a notary block & stamp) could potentially invalidate it.
