How long do you have to file a lien in Maryland?

The deadline to file a Maryland mechanics lien is 180 days from the last date the claimant furnished labor or materials to the project. Keep in mind, that if the claimant didn't contract directly with the property owner, a preliminary notice must be sent to the owner within 120 days after the last date of providing labor or materials to the project. A mechanic's lien in Maryland must be filed within 180 days of furnishing labor or materials. If the contractor or subcontractor did not have a direct contract with the owner (or tenant), than a notice must be provided within 120 days of the last day of furnishing labor or materials. Both the notice and the petition itself must meet very strict requirements of the Lien Law.
