If contracted directly with owner is a preliminary notice required?

We are contracted with the owner of the property directly for a remodel. Usually as a subcontractor we will send out a prelim, but we are in question if we send one out as a direct contractor to the customer.

Typically, no. However, if there is a lender on the project, a direct contractor will be required to send notice to the lender. If there is no such lender, then a preliminary notice won't be required to secure lien rights

No, as a direct contractor with the owner you don't need to send a preliminary notice.

A contractor who is in a direct contract with the homeowner is not required to send a Preliminary Notice to have lien rights. However, it’s still a good idea to send one out on every job regardless so you don’t ever miss a job.
