Congratulations on getting paid! The process of releasing liens is fairly straightforward. A lien release will need to be filed in the same recorder's office where the claim was initially filed. The release will need to be in the proper recording format and include all of the lien filing information such as the date of filing and the book/page number.

Note: If you've received a written demand for the lien release, it must be done within 30 days, or the claimant can be liable for damages.

Maybe my question was unclear they paid the $12,000 in advance... the $800 that is left is what is in dispute... do I need to finish the job before I can file? Or should I just file because I think they may not pay.
