I'm filling out the Notice of Commencement for someone else and I am unsure on a few things. Where would I find the "block", "tract", "lot", "building", "unit".
What is "interest in property"
Thank you!
Great question! As a Florida Notice of Commencement can have a substantial impact on the project, and it's important that all of the information is correct. Especially information regarding the property or the owner.
Legal Property Description
The "block," "tract," "lot," and so on are what makes up what is known as the legal property description. This information is typically included on the property deed, a copy of which can be found in the county recorder's office where the property is located.
As far as "interest in the property," that refers to what type of ownership or rights the listed "owner" has in the property. This is typically either a fee simple ownership or leasehold ownership. Fee simple is the more traditional owner, who has title to the property and has the right to sell or transfer it. While leasehold owners , although they do still have rights in the property, they can't affect the actual title.
