Whether or not a single mechanics lien may be filed against multiple properties is complex, and not generally allowed. While some states do allow for multiple properties to be included on a single lien claim, there are specific rules and requirements that must be met, including, but not necessarily limited to: the work done under one contract/agreement; the properties must all be owned by the same party; the work should generally be allocated between the properties, and more. In many cases, even where explicitly allowed, such a lien is difficult to get filed, as county recorders have problems with indexing a lien when more than one property is allegedly encumbered. It is generally a better idea to file individual liens against the properties improved, for the amount of unpaid labor or materials furnished to the specific properties themselves. It is important to note, however, that all the requirements for filing a mechanics lien must be met in any event. That means that the lien must be filed within 6 months from last providing materials or labor, and all the form and filing requirements must be met. You can file a Kentucky mechanics lien quickly and easily online here.
