Under Arizona mechanics lien laws, a provider of professional services will have lien rights as long as they were directly hired by the property owner, or with an architect, engineer or contractor who has a direct contract with the property owner.
If an individual or company has lien rights, then a lien waiver may be required by the owner or GC. Lien waivers act as a receipt. The party waives a certain dollar amount of lien rights in exchange for that amount of money for the services furnished. Collecting lien waivers is the only way an owner can protect their property against a mechanics lien claim.
