Difference between Warrant in debt and Mechanics Lien. Can i get a form and file?

We have about 18K owed to us from property in Arlington that will be up for sale. We last worked there in October of 2020. My boss wants to put a Mechanic Lien on the property because the listed owner/RA might try to sell before paying us?

A warrant in debt is a lawsuit against the owner that is filed in General District Court. It requires that you get a judgment before you can go after any property of the debtor. A mechanic's lien attaches to the property if recorded correctly according to VA statute and then must be enforced in Circuit Court followed by sale of the property if the Circuit Court action is successful.
