Client wants to pay to remove a mechanics lien

I put a mechanics lien on a property due to non payment and breach of contract from homeowner. They have put a contest to lien , i understand that I have 60 days to file foreclosure if I want to enforce the lien. Homeowners want to make a payment of $1400 when the mechanics lean is double that. What should I do? If we do agree to a price , how would they go about paying and me removing the lien?

Simply make your deal and get paid with cash or cashier's check. Give them a receipt noting that it is payment in full for the lien filed by you on their property. Neither you nor the owner needs to do anything. After the 60 day notice contesting the lien runs the lien expires as a matter of law and is of no force or effect. There is no "removing" of the lien.
