Can there be a lien on one property for work done on multiple properties?

I am a home buyer and at the closing table, learned that a mechanics lien had been filed earlier in the day; thus preventing me from sealing the deal. I recently learned that the lien is from an accumulation of monies owed for 3 properties from the same builder. Since the lien amount is grossly exaggerated for my individual property, would it invalidate the lien?

Generally, mechanics liens should only be allowable for amounts owed for work done at the particular property. Filing one lien against one property for amounts owed all over town should result in an overstated and invalid lien claim. Though, if this is all within the same overall development, that could complicate the evaluation of the situation. Even still - the lien claim shouldn't exceed what's owed for that particular property. If the lien claim does contain false statements, the claimant may be guilty of a felony pursuant to § 142.4 of Oklahoma's lien statute. So, if there's an error in a filed lien claim, threatening to challenge the filed lien could be enough to get the claimant to release their lien. Or, pushing the builder to pay what's owed for that particular property could convince the claimant to release their claim there and free up the title to complete the sale.
