Mechanics liens are generally available to those who perform construction-related work that permanently improves the project property. So, if a company was hired to perform repairs, they may be entitled to file a mechanics lien if they repaired the property but weren't paid for it. But, if no work was done, then lien rights would generally not arise. A common issue that comes up with management companies and lien rights arises out of the fact that work must be done for a claimant to obtain lien rights.
