When do rights to file a mechanic's lien expire in Illinois?

We have a customer who hasn't paid us. We were last on the job on 7/24/2020. Do we still have lien rights?

Illinois mechanics liens should generally be filed within 4 months of the completion of the project to be fully effective. However, as long as the property isn't sold, a mechanics lien could be filed within 2 years of completion of lienable work.

If you'd like a look at your specific deadlines, Levelset has a lien deadline calculator, here: Mechanics Lien & Notice Deadline Calculator.  Of course, keep in mind that if you were hired by someone other than the owner, a Notice of Intent to Lien may be required. More on that here: (1) Illinois Notice of Intent FAQs; and (2) Illinois Notice of Intent to Lien | Common Mistakes to Avoid.
