What's the obligation to repair if the 1 year has passed and owner is just now selling the property 3 years later?

What's the procedure if the contract calls for warranty work within 1 year from close of escrow... but it took 3 years to actually close? If the owner didn't sell as fast as intended are we on the hook for repairs? And what if there was a renter in the unit prior to it being sold?
