What is the realistic costs expectation to enforce a lien with attorney in my area?

I live in the bay area and filed a mechanics lien on a property. I would like to know if its financially feasible to pursue a lien enforcement by hiring attorneys.

That is a really difficult question to answer in an online forum with almost no facts about your case. The cost will vary depending a lot on how put together your documents are. It could be quite simple if everything was done correctly, like prelims were filed with the right people, and you have that information available. Also, some attorneys may work on hourly rates while others could do a flat fee. The only way to know is to call a few of them, take a few minutes to explain your situation, and then ask them to give you an estimate of what it would take. Many attorneys will do that initial call for free.

Whether or not it would be cost effective to file a lawsuit to foreclose your lien depends a lot on how much your lien is for, how solvent the other side is, and the nature of the dispute. For a under $15K, the attorney’s fees would most likely be higher than your recovery, although some of my clients sue anyway knowing this. If you’re a sub and the GC went bankrupt or has no money, a lien may be the only way you’ll ever see any money. However, 90% of construction cases settle before trial, so you may be able to file suit and then work out a settlement which wouldn’t cost you much money.
