what are the pros/cons of the Lien Waivers being a General contractor working with a homeowner?

Here is the situation We are fully installed and currently in the PTO stage. The PTO application was submitted to the utility on 11/02 and is currently awaiting their approval. This does leave us with the chance that the utility could ask for a change to be made on site. We have not been fully paid yet. If the notes on the processing page are correct, we have only received $36.232 and are awaiting further payment of $53.098. The lien release affidavit does give the option to provide a bank account number for the final payment to be transferred to, if we are comfortable providing one.

Your lien waiver will not be enforceable by the homeowner if you are not paid. If something about the form itself makes you uncomfortable, offer to provide a statutory lien waiver. You should be able to find one here on Levelset. But just providing a lien waiver will not affect your lien rights (as the GC) if the homeowner accepts the release but does not pay.
