Not in Florida. Under normal circumstances, if a lienor records a construction lien - assuming they recorded it timely and served the pre-lien Notice to Owner - they will have one year from recording to commence a lawsuit to foreclose. The 20 day time period arises when an owner files an action to show cause why the lien should not be discharged. Under that very limited situation, the lienor has 20 days to commence its lawsuit.
