Mechanics lien is 3 years old. After a period of one year it became null and void due to failure of the claimant to pursue. Need to get it removed for refinancing purposes asap. How do i do this?

There is no need or means of "removing" the lien. It is part of the public record. Any title examiner will know that the lien is expired and not a cloud on your property's title.
