Notice to owner

FloridaPreliminary Notice

I am a subcontractor working for the general contractor. He hired my company to install an alarm system at his place of business and home. Both locations have already been built. So my question is to file an NTO does it need to be a Construction site?

An notice to owner is not filed, it is served. A notice to owner must be served on the owner and prime contractor within 45 days of your first date of work. If you are not paid for your work, then a lien may be appropriate if recorded within 90 days of your last date of work. A notice to owner is not required when you have a direct contract with the legal owner of the property where the imrpovements are performed. Any entity that provides labor, services, or materials to permanently improve a property (regardless of whether its a construction site) is entitled to a lien.
