Mechanics Lien Inquiry - Weird Situation

Question directed toward the construction industry/construction attorney in the state of Texas. My client is still within lien rights in the state of Texas, the work was completed in the latter half of November on a commercial property, so we are still within the timeline for filing a lien. The original property owner had sold the property on 12/1/2022 and it is now under new management. Would a lien still be able to get filed on this? And who would it go against? The new owners or the previous owners that sold the property before the lien could be filed.

The lien goes against the property with certified notice to the current property owners. (Those new owners may have claims against the former owners due to the lien filing, but it will probably be managed through the title policy.)

File the lien and give notices to the seller and the buyer and known the title company.

If a title company was used to close the sale the seller has committed perjury by signing an affidavit of all bills paid or they escrowed cash with the title company to cover the unpaid bills.
