I was hired as a subcontract to do the framing in a project in Portland, ME. Its been a year since we delivered the work and they haven't paid us, what can I do to get paid?

Given that it has been a year since you last worked on the project, it appears that any mechanics lien rights you may have had have expired. The lien waiver you signed may also be enforceable as well, but it is likely a moot point now. In any event, I would recommend sending a demand letter to the general contractor and the owner of the project setting forth the amount you are owed, enclosing copies of your invoices, and demanding payment. If that does not result in payment, then you will likely have to file a lawsuit seeking to collect what you are owed.
