I have a sub that refuses to sign a Lien Waiver, what are my options?

I have a sub in Houston, TX that has ben paid in full and now refuses to sign a lien waiver provided by the landlord. Do I have any options here? I even had someone run to their office and it looks like they are not longer in business.

The sub is legally required to provide you a lien waiver on final payment, but if they are no longer in business, you may be out of options unless you can track down the owner and send a demand letter citing the statute requiring the waiver.
