What about if the property is a commercial one in New York, can it be extended 3 times? Or the two year maximum still applies

The lien can be in place for a total of 5 years. The first year is with the original filing, and the second year is obtained by the filing of a simple extension of lien. The next three years' work of extension must be obtained by court order, and these extensions can only be obtained one year at a time. Crucially, these extensions must be in place by court order by the time the lien would expire.
