How do I stop a mechanic lien

DelawareBonding Off LienLawsuit

I got a notice from an attorney about a mechanic lien being filed on my name. Looking at the papers it seems I have 20 days to respond and it has been electronically filed in superior court. Contractor who worked on my house did most of the work but did not complete it in entirety and did not provide final completion certificate and failed to provide 50 year warranty as per the contract. There was a mutual agreement reached but since then contractor has stopped communicating and now this mechanic lien letter. Can you advice options to stop

Delaware mechanics lien claims are particularly legal in nature - as in, when a DE lien is filed, that dispute will very likely be litigated. As a result, if a Delaware mechanics lien claim has been filed against your property, it's likely a good idea to consult a local construction attorney. They'll be able to evaluate the claim as well as the relevant project documentation and advise on how best to dispute the claim. Note, though, that Delaware owners are entitled to bond off mechanics liens filed against their property. So, an owner can clear the title to their property via bonding off the lien claim, if they're so inclined. Of course - note that bonding off a lien won't mean that claim will disappear. Rather, it'd free up the property title and force the claimant to proceed against the bond (or other security) instead.
