I'm a home remodeling contractor and haven't gotten paid. The client has a coop apt. in a Mitchell Lama Building - can I file a mechanic's lien on the building?

Yes, you likely can lien the property, even though it is a co-op and a Mitchell Lama Building, so long as the property is not owned by the City/State. You have 4 months to lien a residential project and 8 months to lien a commercial project measured from the last date you provided labor, materials or equipment to "improve the real property." You should contact a construction lawyer for further assistance, and definitely have a property ownership search done before liening the project. Good luck.

I agree with Attorney Brown, provided the co-op consented the the work. If the unit owner had you perform the work without the co-op's permission, your lien would be improper.
