Can a subcontractor file a mechanics lien on my house if I pay the general contractor, but he doesn’t pay the sub?

We will be starting a rehab of the house we purchased and I have a question. If I pay the general contractor and he doesn’t pay the sub-contractor, can the sub file a lien on my house? There was a similar situation when we built our house in Avalon. I held the money for the sub contractor and paid them directly. Many of the buyers ended up paying a mechanics lien in addition to having paid the builder for the work. The builder hired a sub to finish the houses. When the sub wasn’t paid, He filed the mechanics lien. The buyer didn’t hire the sub but ended up paying. Just trying to understand the MA version. I don’t like surprises. Any information greatly appreciated. Philip Cooper
