A customer is refusing to pay for work already perfomed and well above industry standards. I filed a lien, does the homeowner need to respond or is there another step?

You have 90 days from the date the mechanics lien is recorded to file a lawsuit to enforce the lien. If you do not file a lawsuit within this time period, the lien is void. I suggest you consult with a lawyer experienced with construction law to assist you.

There is another step and it needs to come from you. You must file a lawsuit to foreclose your lien within 90 days of the lien recording date or the lien will expire. The homeowner doesn’t need to do anything. I’m happy to answer any questions you have about his.
