I see that on the affidavit of lien it says Notice: " this is not a lien this is only an affidavit claiming a lien" what does this mean and is there another step that i need to do after filing this document?
Technically speaking, an actual lien is only placed on the property when you go to court and foreclose on the property following a judgment granting your lien. But the method to secure your lien rights is a lien affidavit, and that language on the affidavit is proper in Texas.
But make sure you've done your homework and have sent any necessary notice letters prior to or simultaneously with the filing of your lien. The notice scheme is very complicated in Texas.
