Should I sign this type of waiver?

“Full unconditional waiver (Roofing)” – we still have to complete siding labor (only) on this unit. Are we waiving our rights to the entire unit, even though it has (Roofing) in there?

I would be very careful about signing a full unconditional waiver of lien if you still have work to complete under your contract. I can't evaluate the document you're being asked to sign without seeing it, but very likely you are waiving your lien rights with work remaining to complete. I would sign a partial unconditional waiver of lien to the extent of payments received if you still have work to perform.
