Preliminary Notice for two contracts at the same location

I have a subcontractor who signed a contract with us (the General Contractor) for some HVAC work on a (small business financed) TI project and then the same HVAC subcontractor signed a second contract for work the Landlord requested (on the Landlords dime). The HVAC subcontractor is under the impression that she only needs to send out one Preliminary Notice to cover both projects.

The subcontractor should send out separate preliminary notices, especially if the subcontractor has a separate contract with you and a separate contract directly with the owner/landlord for difference scopes of work.
