Moving Ahead a construction Schedule

Good morning Alex, every schedule method always explore the situation of the delays but what is the impact of moving ahead a construction schedule in terms of the following: The project has an original starting date let's say into 4 months, now the owner requires the project to start 2 months in advance. How may the contractor or subcontractor get remuneration for moving ahead the schedule and in what areas?

This is an interesting question. If you have a contract that says you start on date "X", and the owner now wants you to start on date "X-60 (days)", then you obviously have a change to your contract which could entitle you (as the contractor) to a change order. What do you base that change order on? Well, first, are your subs able to start early, or are they already committed elsewhere? If you have to find a sub (or multiple subs) with availability to start early, you might be looking at a price increase for those trades, potential termination costs for the subs you have to terminate, etc. In addition, does your staff now have to bill more time to this project to change your plans to start early? I am going to guess, yes, you will have more PM time billed to this project. So put together your best estimate of all of these costs, add a nice markup, and present your change order request to the owner.  

There is more to it than that, but that should get you started.
