Hello, I filed a lien with the county on March 10th, the customer said he will pay but disappeared again. I'm sure if I'll file for foreclosure he will pay immediately, how should I move forward with this?

You must file a lawsuit to foreclose the lien within 90 days of recording. While under certain circumstances you could do this yourself, generally it makes sense to retain an attorney to take this step. If there is sufficient time the attorney can send a demand letter before filing the actual lawsuit. Some times this can apply enough pressure to secure payment without actually going through the expense and risks associated with actually moving forward with litigation.

You do not have much time to file an action to foreclose the lien. You must do that to preserve those rights. We would recommend a very quick inquiry to determine if litigation is required, as sometimes a reach out from counsel is all that is needed to resolve the situation. We are happy to assist you.

The contractor can charge different amount then what we have on the contract? Also can put a lean in my house with open permit and never send me a bill ?
