Mechanic's lien second extension on a commercial property

Hi, if I file an extension of mechanic's lien on a commercial property for a second year (second extension - final extension) will this lien be forever attached to the lendlor's dead or title?

The lien will expire a year after the extension order. Once it expires it is dead. Most title company’s will insure title after the lien is dead. your best to start foreclosure proceedings

The lien expires in one year and will not be part of the title after it expires as it may be relieved easily.

Thank you for your answer! The lien company told me this second extension needs to be administered trough a court order. This justifies higher cost of the extension ($1250). Does that change anything? Can this mean the lien is somehow more permanent? If the landlord + employer didn't respond to the first extension, does it make sense to extend it again with this higher price tag?

The court order doesn’t make it any more permanent. What I usually recommend is starting a lawsuit. Renewing the lien every year isn’t scaring them

Thank you for your advice. I wish I could afford a lower. The amount owed, $13K, is relatively small for a lawsuit.

no it does not change anything, the lien company is correct, this extension does require a court order. the idea is that lien is not supposed to linger.
