Once you place a lien on property how long will it stay there on the title if I don’t foreclose on it? In Colorado?
A contractor has 6 months to perfect the entire lien process by filing suit. Techinically, the lien is not removed until foreclosed upon or removed by the filing party. The danger of not foreclosing, and letting it sit there is that the owner could bring an action for slander of title and to remove the failure to perfect the lien.
