i have filed a mechanics lien on the home owner but nothing is happening

i was contracted by a pool contractor to build custom gates and fencing for a home owner the pool contractor told me to get my payment from the home owner because the homeowner owes him money the home owner says he paid the contractor for the gates i have yet to get paid 😡😡😡 i filed a mechanics lien ( with the help of level set) on the home owner with no response it's been 1 month now

To enforce the lien you need to file an action to foreclose on the lien.

 

That must done within 90 days of project completion or your lien rights expire.

Generally, if you want to resolve the lien before your required to file the foreclosure action you, or your agent, needs to reach out to the homeowner to try and resolve the lien. If you can't resolve, then before the 90 days are up you need to file the foreclosure action or release the lien.

You have 90 days after the recording to file a lawsuit to foreclose on the lien. Meanwhile, you should make a claim on the license bond of the GC who hired you. Double track it. If you get to 60 days after recording without a resolution, then file your lawsuit to foreclose on the lien and include the license bond surety.
