California

I filed a mechanics lien about a year ago and now the homeowner just called to settle the amount but she wants some documents for me to provide when she complete the payment. My question is : what document do I have to produce for the homeowner?

Good morning Homer! The most common document in scenarios when payment is made for liens filed on the property is called a Cancellation or Release of Lien. It can be ordered through Levelset from the same project page you previously entered. It consists of a form referencing the old lien and the instrument/recording number of the original lien, the reason for releasing lien, and the address to which the recorded copy should be returned. Proper filing fees will be submitted to allow for the county to record it. Then it is served/sent to the property owner who received the lien, and any other desired recipients. Our team is here to help you make this a smooth and easy process, and depending on where in CA your original lien was, we may even be able to submit your cancellation for electronic filing too! All the best, and very happy to hear you're at the end of this payment issue! Emily
