We sent an intent to lien and filed a lien on the property now the homeowner is avoiding us from paying the last 10,900 what else can we do?

Good morning, I am sorry about the issue. Usually the next best step is to have an attorney draft and serve a demand letter. That gives your claim some force. This would not take too much time or money. If that fails, then you must either proceed to file suit to foreclose on the lien or you could sue for money judgment. Given the amount of the lien, a foreclosure suit in Colorado district court may be more cost and time-consuming than it is worth. If you wanted to reduce the legal fees you could consider a limited representation. Lien foreclosure suits have specific requirements as to service on the proper parties and normally you should get a foreclosure guarantee from a title company as part of the process. If you want to try to collect through a money judgment, you can either go to county court for the full amount of the claim or you could consider small claims but you could only get a judgment up to $7500 and you waive the balance of your claim. Small claims may be a good option if you are willing to forego some amount as this would be the quickest and least expensive way to try to collect.
