Assuming you have a signed written contract and the homeowner is clearly at fault, foreclosing on a construction lien should not cost a lot. That said costs will rise rapidly if the homeowner fights and has defenses. One good thing is that if you win you can charge your attorrneys fees to the homeowner and be reimbursed for them.

Agree with JW but add there are several technicalities when a residence is involved, including contract requirements, meeting the 90-day deadline etc. You need to consult an attorney specializing in construction law in your area asap. Important to be aware that you must file foreclosure case within 12 months of recording.
