We have a lien on our property. It was never perfected. And we would like to have it released.

Preparation of a letter to the lien claimant is usually less than three quarters of an hour. My hourly rate is $420 per hour. If the letter is not successful, then filing a petition usually costs around $1,500

I’ve prepare a lot of these for clients. I generally like to first prepare a lien release and send it to the contractor and demand he/she release the lien, and let them know if they don’t, they’ll be liable for your attorney’s fees in filing the petition to get the lien off. I like to include the lien release because many contractors know how to put a lien on but not how to take one off. If that doesn’t work, then you file a petition with the court. The hearing on the petition is supposed to be heard within 30 days so it’s a pretty fast proceeding. I’m happy to talk with you more about the costs involved and the procedure.
