In Nevada, if you have a legitimate claim for moneys due, you can record a "Notice of Lien" at the county Recorder's office where the land is located. You do not have to wait for any set time period to record the lien on commercial projects. You can record the lien as soon as you realize you are not going to get paid for the labor and materials you provided. For residential properties, you have to provide the homeowner with a 15-day Notice of Intent to lien prior to recording the lien. Other than this, there is no requirement to wait to record the lien.

There is, however, a deadline wherein you must record the lien or you loose the right to do so.
According to NRS 108.226, this deadline is generally 90-days from the last day you provide labor and/or materials to the Property or the completion of the Project, whichever is later. This is the most important date.... There is a way that the owner can shorten this time-period to 40-days by recording a Notice of Completion , so you need to make sure you are aware of this.
