How do I update the amount of the contract for a previously recorded 20 day preliminary notice?

I'm a subcontractor that filed a preliminary notice but a significant change order was signed a week after. The change order increased the total contract price dramatically. Do I need to file another preliminary notice to account for the higher contract price? Or is there something else I should do?

Yes, you should send out an “Amended Preliminary Notice” to the owner, GC and lender (if any). Assuming everything else stayed the same, it will look identical to the old one but the amount will be different (and the date). It’s good that you thought to do this because it can help you later on if anyone (especially the lender) complains. I’m happy to answer any questions you have about this.
