I filed a right to lien on this project on 10/21/21. This was an ongoing project. Started 2/27/21. The last invoice went out on 10/27/21. We didn't file a lien because the sub contractor promised to pay when he got his retention payment. We just found out his is closing the door. They owe us $19,474.98. Are we out of luck because we waited so long?

From the short description you provided, your lien rights appear to have expired however, you still can enforce the contract as the statute of limitations is 6 years on a written contract.

Unfortunately, yes. If he has a valid bond, you might be lucky and could recover $6,000.00.
