Enforcement complicated

I was verbally contracted to repair and clean up a property. I had concerns of costs and I live at the property. The owner has no phone, constantly address changes and now return mail. I filed lien. However, how do we enforce the lien if we can't find the owner? Will we need to do extra processes to ensure enforcement? The agreement was done by speaker phone with witnesses. We would loose some by keeping the property but we can live with that. We now believe the owner can't pay. Also I'm in charge of collection of a lease on pasture section, can I collect and deduct that amount from our lien? If so how does that effect the lien?
