Do I file a mechanics lien or does the property management company?

I was hired given a contract by a property management company and the owner approved the work to be done. He decided to have all work stop before it was complete and sold property. He is refusing to pay the labor charges associated with the remainder of the bill. Is it the property management companies responsibility to acquire the money and do what ever legal action needed? Or is in still my responsibility to do legal action?

I would need to know more information to provide a detailed response, but at the outset the lien would be filed against the property. The party who did the work (you) and not the property management company is the proper party to file the lien. It's a different type of action from a contract claim. A breach of contract claim, which may also provide for statutory damages in the form of interest, penalties, and attorneys' fees, may also be possible. This would be against the party with whom you had the agreement - the property manager or owner it sounds like. I am available to discuss it in greater detail if you would like to do so.
