Client won't provide the preliminary notice information (e.g. Owner's Info and Lender's Info)

I'm a subcontractor to the developer. The developer is leasing the property and is making tenant improvements to an existing privately owned property, who I do not have direct contact with.

If the developer is a licensed GC, the GC must provide preliminary notice information to you pursuant to Civil Code section 8208:

 A direct contractor shall make available to any person seeking to give preliminary notice the following information:

   (a) The name and address of the owner.

   (b) The name and address of the construction lender, if any.

 You can and should also independently investigate the project information to satisfy your diligence obligations. Buildings permits, county recorder records, and other publicly available information in addition to resources provided by Levelset. Of course, if your customer won't provide preliminary information to you, that should be a warning sign in and of itself.

Ask the general contractor for this information in writing, via email etc.

If the information is not provided to you, send out the preliminary notice by certified mail using the information that you have, even if it is not complete or 100% accurate.
