Can i file a mechanical lien in my case?

Washington

Greeting, I am a general contractor who did tile work. I have get paid $6000 from $10807.50. I was 97% done with the job, the owner was starting to making complaints(she had been coming to the house almost everyday and frequently checking things) about my job and I told her I will repair. Because I saw her not paying to other contractor who worked different jobs at her house, I was trying to make everything perfect(so she wont complain) and get payment. She later was complaining about the floor level which I have mentioned in my proposal. I was trying to complete the job and get $4807.50 which is almost half of the balance but she just kicked me out and not pay all of the rest balance of $4807.50. Please help and advise. Please ask me any questions or advice me. Thank you.

If you provided the owner with a Notice to Lien before beginning the work, you can file a lien within 90 days of the last day on the job.  However, the owner will probably raise defenses to the lien i.e poor workmanship.

You have at least 3 choices. You could record a lien against the home which you would have to foreclose if not paid. You could sue the owner in small claims court (no attorneys allowed). You could seek a community or govt. mediation where you and the owner seek to come to a settlement.
