In reference to a abandoned property, Can i fix up the destressed property or do work to the land to acquire a lien?

No. You may not find a distressed property and fix it up to acquire a lien. You may only have a lien for improvements to real property that you make under contract. AKA, you need permission or approval from the Property Owner for you to perform work. If you are not paid for improvements you do to the property with the owner's express permission, then you have lien rights.

If he property is truly abandoned, and you possess the property, and pay the taxes, and preclude others from entry onto the property (no trespassing signs, fence and gate, etc.), you could acquire the property by adverse possession given enough time.
