In real estate, a title represents a full or partial ownership of the property in question. For contractors, when a mechanics lien is filed, it is filed against the property title. When an owner looks to sell, refinance, or otherwise transfer ownership of real property, a title search will typically be conducted to uncover any liens, mortgages, or other encumbrances related to the property.
